David Sobelman
David Sobelman
Chief Executive Officer
Mr. Sobelman serves as Chairman of our Board of Directors and our President, Secretary, and Treasurer. He founded Generation Income Properties, Inc. after serving almost 15 years in different capacities in the net lease commercial real estate market, including as investor, asset manager, broker, owner, analyst, and advisor.

Mr. Sobelman previously served as Executive Vice President of Calkain Companies, a multidisciplinary brokerage and advisory firm solely focused on net lease investments.

Mr. Sobelman wrote The Little Book of Triple Net Lease Investing, the first book ever written on the single tenant triple net lease investment market, which is currently in its second edition.
Rick Russell
Chief Financial Officer
Mr. Russell is the Chief Financial Officer of Generation Income Properties and is responsible for the strategic oversight of its financial, accounting, internal controls, and SEC reporting areas.

He is focused on strategic development along with identification and implementation of plans to achieve strategic goals. He has participated in over $1 billion of equity and debt raises, and is experienced in all aspects of finance and accounting including public company issues.

Mr. Russell has also served as Chief Financial Officer of LM Funding America, Inc. since November 2017. He previously served as Chief Financial Officer for Mission Health from 2013 to 2016 and before that in a variety of roles for Cott Corporation from 2007 to 2013, including Senior Director Finance, Senior Director of Internal Auditing, and Assistant Corporate Controller.
Emily Cusmano
Emily Cusmano
Chief of Staff
Ms. Cusmano has been involved with Generation Income Properties since its inception and has been working alongside David Sobelman for almost a decade in the net lease industry.

She orchestrates the many key functions that keep GIP running smoothly and takes care of in and out-of-house organization across all departments.

Having been involved in real estate for over 15 years, she has become a mentor to the rest of the team on the administration of real estate transactions.
Emily Hewland
Director of Acquisitions and Board Relations
Ms. Hewland is Director of Acquisitions and Board Relations at Generation Income Properties. Utilizing her experience as an analyst, she has built out GIPs acquisitions process to effectively underwrite assets thoroughly upfront to find value in the market for investors and the portfolio alike.

Working closely with both the CEO and CFO, Ms. Hewland plays a vital role in growing and overseeing GIP’s acquisitions, and assisting with the development of capital markets to successfully execute on the acquisition pipeline.

In addition, Ms. Hewland works intimately with the Board of Directors to facilitate seamless communication between GIP leadership and the Board.

Ben Adams
CEO & Founder, Ten Capital Management
Benjamin Adams is the Chief Executive Officer and Founder of Ten Capital Management. He launched the company in 2011 and is responsible for the strategic direction and oversight of all firm activities.

Ben spent over 20 years in business, government, and law. Ben was a Portfolio Manager with The Townsend Group, where he oversaw $1.7 billion in private equity real estate assets under management within the firm’s discretionary investment management (fund of funds) business. ​
Gena Cheng
Managing Director, Prospect Avenue Partners
Gena Cheng is a managing director at Prospect Avenue Partners, a specialty capital raising and advisory platform focused on the private equity industry. With 20+ years of experience in the real asset industry, she served in a variety of management, strategy, product development and capital raising roles and has raised, in aggregate, approximately $3B of investor equity.

Gena earned a JD/MBA from New York University and an AB in Architecture from Princeton University. She is a member of the New York State Bar and holds her FINRA registered representative license through SPS Securities, LLC.
Stuart Eisenberg
Partner, BDO USA LLP, Retired
Stuart Eisenberg is recently retired from BDO USA LLP where he was a partner in the real estate service group and served as the firm’s national real estate and construction industry practice leader.

His experience includes consulting in connection with the formation, structuring and development of REITs and real estate operating companies and provide financial reporting in numerous initial and follow-on public offerings and in connection with the acquisition, financing and dispositions of commercial real estate.​

Betsy Peck
COO Markets of Jones Lang Lasalle, Retired​
Betsy Peck is the recently retired Chief Operating Officer, Markets of Jones Lang Lasalle (NYSE: JLL), a leading commercial real estate company, where she managed a $2 billion operation, including leasing, property management, construction project development services and capital markets.

A Champion of Change Management, she has a deep understanding of how to identify value drivers and use them to accelerate growth, improve performance and contribute favorably to the bottom line.​
Patrick Quilty
Chief Credit Officer, Multinational Insurance Firm
Pat Quilty is the Chief Credit Officer for a Multinational and Alternative Risk Group. He is responsible for overseeing, assessing and approving a portfolio of highly structured transactions providing global risk solutions for middle market and Fortune 50 companies across diversified industries.

Prior to that, he was a Senior Portfolio Manager for Barclays Capital Loan Portfolio focused on the Specialty Finance and REIT sectors and additionally served as a credit derivatives trader in their Principal Credit and Risk Finance Group.​
