CEO & Founder, Ten Capital Management

Ben
Adams

Benjamin Adams is the Chief Executive Officer and Founder of Ten Capital Management.  He launched the company in 2011 and is responsible for the strategic direction and oversight of all firm activities.

Ben spent over 20 years in business, government, and law.  Ben was a Portfolio Manager with The Townsend Group, where he oversaw $1.7 billion in private equity real estate assets under management within the firm’s discretionary investment management (fund of funds) business, and was actively involved in product development and structuring.

Prior to Townsend, Ben was a Vice President and General Counsel of Lionstone Development LLC, a Miami-based, principal balance sheet investor.  He practiced law with Greenberg Traurig LLP in New York, New York, and served as the Special Assistant to the White House Counsel in the Clinton Administration.

Ben has a law degree from Georgetown University Law Center and a BA from Miami University in Oxford, Ohio.  He is the founder and Chairman Emeritus of the Defined Contribution Real Estate Council (DCREC).

Managing Director, Prospect Avenue Partners

Gena
Cheng

Named to PERE’s list of 30 Capital Raisers Who Can Make a Difference, Gena has over 20 years of experience in the real asset industry, including investments, portfolio management, fundraising, and investor relations.

Before launching Prospect Avenue Partners, Gena served in various management, strategy, product development, and capital raising roles at USAA Real Estate Company, Forum Partners, and JT Partners. Gena had primary oversight and direct responsibility for over $8 billion of investor equity for closed capital commitments for strategies ranging from core through opportunistic via open-end and closed-end vehicles.

Before she transitioned to the sales side, Gena served as a senior portfolio manager at APG Asset Management, the approximately €538 billion Dutch pension fund. There, she helped invest and manage the capital of one of the world’s largest institutional real estate investment platforms, focusing on North American investments. Gena began her real estate consulting and investment banking career at Arthur Andersen and Morgan Stanley, respectively.

Gena earned a JD/MBA from New York University and an AB in Architecture from Princeton University, where she received the Grace May Tilton Prize in American Studies. She is a New York State Bar member and serves on the Program Committee and Scholarship Committee for WX – New York Women Executives in Real Estate. Gena holds her FINRA registered representative license through SP Securities LLC.

Partner at BDO USA LLP, Retired

Stuart
Eisenburg

Stuart Eisenberg, CPA is a recently retired partner with BDO USA, LLP, one of the world’s largest accounting firms, and has over 30 years of experience in providing accounting and advisory services to both public and privately held real estate companies. Mr. Eisenberg served as BDO’s national real estate and construction industry practice leader and as a member of the firm’s international real estate and construction industry steering committee.

From 1989 until his retirement in June 2019, his experience includes consulting in connection with the formation, structuring and development of REITs and real estate operating companies.

He also provided financial reporting and due-diligence services in numerous initial and follow- on public offerings and in connection with the acquisition, financing and dispositions of commercial real estate.

Mr. Eisenberg will chair GIPR’s Board of Director’s Audit Committee as well as sit on its Compensation Committee.

COO Markets of Jones Lang Lasalle, Retired

Betsy
Peck

Betsy Peck is the recently retired Chief Operating Officer, Markets of Jones Lang Lasalle (NYSE: JLL), a leading commercial real estate company, where she managed a $2 billion operation, including leasing, property management, construction project development services and capital markets. She was also the Chief Administrative Officer of The Staubach Company which was acquired by JLL in 2008.

Ms. Peck has over 30 years of experience as a strategic leader, with financial and operating expertise in diverse industries including technology, communications and real estate. Ms. Peck has worked with start-up companies and mid-cap companies as well as organizations which have achieved mature market penetration.

Ms. Peck will chair GIPR’s Board of Director’s Governance Committee as well as sit on its Audit Committee.

Chief Credit Officer, Multinational Insurance Firm

Patrick
Quilty

Patrick Quilty has been Chief Credit Officer for a top global insurance company since September 2012. He is responsible for overseeing, assessing and approving a portfolio of highly structured transactions providing global risk solutions for middle market and Fortune 50 companies across diversified industries. From October 2010 to September 2012, Mr. Quilty was Co-Founder and Head of Credit Risk at Specialized Performance Advisory Group LLC, an independent asset management firm providing investment, advisory and risk counseling for family office and institutional clients. From November 2003 to October 2010, Mr. Quilty was a Senior Portfolio Manager for Barclays Capital Loan Portfolio focused on the Specialty Finance and REIT sectors. Mr. Quilty has also served as a credit derivatives trader in their Principal Credit and Risk Finance Group.

Over his thirty-year career, Mr. Quilty has held senior portfolio, trading and risk management positions at ABN AMRO, Chase Asset Management, Lehman Brothers and JP Morgan. Mr. Quilty has a Bachelor of Science in Economics from Florida State University and completed graduate coursework in Real Estate Investment and Development at the Steven L Newman Real Estate Institute at Baruch College. He also brings an understanding of accounting principles, risk management, financial presentation and analysis.

CHIEF EXECUTIVE OFFICER

David
Sobelman

Mr. Sobelman serves as Chairman of our Board of Directors and our President, Secretary, and Treasurer. He founded Generation Income Properties, Inc. after serving almost 15 years in different capacities in the net lease commercial real estate market, including as investor, asset manager, broker, owner, analyst, and advisor.

Mr. Sobelman previously served as Executive Vice President of Calkain Companies, a multidisciplinary brokerage and advisory firm solely focused on net lease investments.

Mr. Sobelman wrote The Little Book of Triple Net Lease Investing, the first book ever written on the single tenant triple net lease investment market, which is currently in its second edition.

CHIEF FINANCIAL OFFICER

Allison
Davies

As CFO for GIPR, Ms. Davies leads the accounting, corporate finance, capital markets, and asset management functions. She sits on the Investment Committee and works in concert with GIPR’s executive management team and Board of Directors to establish GIPR as a best-in-class real estate investment trust (REIT).

Ms. Davies joined GIPR from Regency Centers (NASDAQ: REG), where she spent the fifteen years positioning herself as a strong organizational leader with expertise in accounting and corporate finance in the public REIT space. In her most recent role with Regency, she led a team of approximately 65 employees and worked closely with the capital markets, underwriting, and acquisitions/dispositions teams.

Prior to Regency Centers, Ms. Davies was with KPMG in its audit group where her clients entailed both real estate and retail companies. She is the former Treasurer of the North Florida Chapter of the Urban Land Institute (“ULI”) and has previously participated and led ULI’s Women’s Leadership Initiative. Ms. Davies holds a Bachelor of Business Administration and Master of Accountancy degrees from the University of Tennessee and is a Certified Public Accountant (CPA) licensed in the state of Florida.

Emily
Cusmano

Ms. Cusmano has been involved with Generation Income Properties since its inception and has been working alongside David Sobelman for almost a decade in the net lease industry.

She orchestrates the many key functions that keep GIPR running smoothly and takes care of in and out-of-house organization across all departments.

Having been involved in real estate for over 15 years, she has become a mentor to the rest of the team on the administration of real estate transactions.

Emily
Hewland

Ms. Hewland is Director of Capital Markets. Utilizing her experience as an analyst, she has built out GIPR’s acquisitions process to effectively underwrite assets thoroughly upfront to find value in the market for investors and the portfolio alike.

Working closely with the CEO and CFO, Ms. Hewland plays a vital role in growing and overseeing acquisitions and capital markets to successfully execute on the acquisition pipeline.

Corporate Controller

Beth
Sedgwick

Ms. Sedgwick brings over 30 years of experience in financial accounting & reporting, business process design and implementation, internal controls, and accounts payable. As Corporate Controller for GIPR, Ms. Sedgwick works directly with the CFO and the accounting team to ensure efficient financial reporting while maintaining internal controls throughout the company.

Prior to joining Generation Income Properties, Ms. Sedgwick was Director of Accounting for a large non-profit organization.

ACQUISITIONS MANAGER

Robert
Rohrlack III

Mr. Rohrlack sources new acquisition opportunities that adhere to Generation Income Properties’ investment criteria, while maintaining an active role in negotiating transactions for new purchases.

Prior to joining GIPR, Mr. Rohrlack was a Director at Savills Occupier Services, a global commercial real estate service provider, where he specialized in Tenant Representation.
